Included charges are as follows: electricity, gas, property taxes, trash collection including recycling, basic phone including US long distance, basic cable service, water consumption, home owners dues.
Exclusion with bill back on the monthly service fee billing are as follows: international long distance, electrical charging stations for Electric Vehicles plus monthly consumption.

At Deerfield, all utilities except telephone, cable TV, and internet are included in the monthly fees for all residences.
