We are a Type C community. The only residences we have available for rental are our studios and our villas. In both cases we decided to offer a rental contract because it was more difficult to market these smaller (studios) and older (villas) residences. In the case of the villas, some were scheduled to be demolished in the short-term.

Currently we have 8 residents who are renting. The rental residents have the option of converting to an Entrance Fee contract. If they do, a portion of their rent is applied toward their Entrance Fee. The renters pay an additional premium on their monthly fee to offset the lack of an Entrance Fee. In the past two years, four residents have converted to an Entrance Fee contract.

There has been little response from our residents who have paid an Entrance Fee. We didn’t publicize the program and it is very sporadic.
